Located in the heart of Sorrento – one street back from West Coast Drive and a short stroll from Sorrento and Marmion beaches – two large adjoining lots will soon be given a new lease on life as five titled blocks offering an idyllic coastal lifestyle.

Part of a deceased estate, 10 Drakes Walk and 9 Raleigh Road are currently destined for clearing, grading and water, power, sewer and NBN connection to form the five titled lots of around 400sqm, though Perth Property Partners Senior Sales Representative Daren Schneider said there was a broader opportunity for developers.

“Both parent lots are zoned R20, which yields the total number of proposed lots to be five,” he said. “Developers may want to explore buying both parent lots as is, however, and amalgamate the sites into a mega block of 2089sqm for an over-55s development, which would allow them the opportunity for more than five dwellings given concessions that can be granted for over-55s.”

More ambitious development opportunities aside, Mr Schneider said the proposed five lots would be tempting parcels for buyers seeking to build their dream beachside abode, and the R20 zoning meant there were no restrictions on building a single or double-storey home, or three storeys with an undercroft garage.

“The lots would suit buyers looking to lock in an iconic location and build their dream home on the coast,” he said. “I would think downsizers looking for a decent-sized block – not too small and not too big – to enjoy the Sorrento coastal lifestyle without the hassle of having to maintain a large block would feel at home here. Throw away the lawn mower and find more time to swim, exercise on the beachfront and enjoy the cafes and restaurants on your doorstep.”

Mr Schneider added that quick-acting buyers would have the freedom to start the design process with their preferred builder and lodge design approvals with the local council early, so when the lot titles were issued they could hit the ground running and start construction.

Once moved in, he said the surrounding area was jam-packed with enviable amenities.

“I would think the five proposed lots will be in high demand given their prime location,” Mr Schneider said.

“Start your day with a dip in the pristine Indian Ocean at Sorrento or Marmion Beach and then grab a coffee at the popular Voyage Kitchen – right on your doorstep.

“Geneff Park, Sorrento Beach and Hillarys Boat Harbour are all only walking distance away, as is Sacred Heart College.

“Sorrento Primary School, public transport, major shopping centres and the freeway are also nearby, but what stands out most is the coastal convenience – live the Sorrento coast lifestyle.”

The lots are currently open to expressions of interest, with offers likely to close mid-December.
