School site transformation to deliver innovative residential estate

A former high school site in Perth’s south will be transformed into an exciting residential redevelopment, showcasing leading-edge approaches to sustainability, technology and urban design.

The innovative residential estate, OneOneFive Hamilton Hill, has started to take shape on the site of the former Hamilton Senior High School, the name based on the longitude of the area.

A DevelopmentWA Innovation through Demonstration project, OneOneFive Hamilton Hill is expected to ultimately be home to more than 800 residents and will set a new benchmark for quality residential infill.

The new 11.9-hectare estate will comprise about 232 lots and more than 330 new homes, ranging from single residential flats and split-level lots to townhomes and 125sqm compact lots.

Four grouped housing sites and two small mixed-use commercial sites will also form part of the new precinct to cater to a wide range of households.

“DevelopmentWA has an outstanding track record in transforming former school sites into thriving, vibrant residential estates,” DevelopmentWA Chief Executive Frank Marra said. “Our work at WGV in White Gum Valley, formerly the Kim Beazley School, and The Vive in Craigie, formerly Craigie Senior High School, are great examples of our work in this area.

“As one of our Innovation through Demonstration projects, OneOneFive Hamilton Hill will also use cutting-edge approaches to target the highest level of sustainability across the estate.”

DevelopmentWA’s commitment to integrated urban water management and ecologically sensitive development will see OneOneFive Hamilton Hill deliver a diverse range of new homes, reducing energy consumption and mitigating urban heat impacts.

“That focus on industry-leading sustainability has been recognised by the Urban Development Institute of Australia, which has awarded OneOneFive Hamilton Hill six leaves under its benchmark EnviroDevelopment certification – the highest level of certification in this area,” Mr Marra said.

An innovative approach to demolition waste management at the site has seen 95 per cent of the former school buildings salvaged, crushed and processed onsite, with more than 85 per cent of the resources recovered being reused for landscaping and civil works.

One-third of the existing mature trees on the site will be retained, with the addition of more than 350 new plantings set to double the tree canopy across the estate, creating shade for residents and habitats for local fauna.

OneOneFive Hamilton Hill is also the demonstration site of a unique Waterwise Exemplar Program, a collaboration between DevelopmentWA, Water Corporation, City of Cockburn, the Department of Water and Environmental Regulation and Josh Byrne & Associates.

“As a Waterwise Exemplar, OneOneFive Hamilton Hill will set a new benchmark for the development of waterwise residential estates in Perth and play an important role in demonstrating best practise for the development industry,” Mr Marra said.

“DevelopmentWA has also partnered with Water Corporation and the City of Cockburn to develop the OneOneFive Waterwise Streetscape Design guide for surrounding residents. The guide encourages broader use of the waterwise streetscape principles used in the estate, where shade trees and diverse understorey plantings are carefully designed to support biodiversity and improve the local microclimate.

“The guide provides waterwise design ideas, planting suggestions and a step-by-step guide to create diverse and connected streetscapes that provide shade, habitat for local fauna and opportunities for food production and nature play that will encourage and foster community interaction.”

The development is expected to create 50 jobs and a further 400 jobs during residential construction with $114 million in private sector investment.
