Giving potential buyers the chance to own their own home by offering some of the most affordable blocks of land in Perth’s southern corridor, buyers can now secure a reduced block at 545 Baldivis.
Located just 45km from the Perth CBD, all blocks at the small boutique land estate community have been reduced, some by up to $21,300.
Buyers can secure a 302sqm block for $148,000, a 375sqm block for $158,000 or a large 552sqm block for $196,000.
545 Baldivis Estate Manager Kim Yaxley said the price reduction on the home sites would give people the opportunity to escape the rent trap and own their own home.
“We are launching this major selling spree to give potential buyers the chance to live in a new community surrounded by amenities right on your doorstep,” Mrs Yaxley said.
“In today’s market, this is the best time to be building in more than 30 years – there have never been better conditions than now.”
Mrs Yaxley said building in Baldivis was a smart choice for those looking for a family-friendly community with all the benefits of modern infrastructure.
“Beaches are minutes away and Mandurah and the Perth CBD are short commutes,” she said. “Homebuyers are finding it more affordable than ever to build in Baldivis as opposed to buying established.”
Mrs Yaxley said homebuyers continued to have considerable buying power due to key indicators such as record low interest rates, the Government’s $10,000 First Home Owner Grant for those who build new and attractive builder and developer incentives.
According to the Domain House Price Report December 2018, Perth house rents recorded the strongest growth in the nation during the December quarter, increasing 1.2 per cent during the quarter and 5.5 per cent over the past year.
“With rent prices starting to slowly increase, particularly if you’re a first homebuyer, get out there and secure yourself a great deal in the market,” Mrs Yaxley said.
545 Baldivis is surrounded by schools, shops and parks. The Baldivis town centre is just 2km away with major retailers, restaurants and entertainment options galore.
The beach and Warnbro train station are just 10 minutes away and the Kwinana Freeway is just around the corner.
Making the move
Jamie Fowler and Kerry Burrows, the first couple to make the move into 545 Baldivis, couldn’t be happier with their decision.
“The main factor was location, followed closely by price and value for money,” Mr Fowler said.
“In the surrounding neighbourhood, you have multiple parks, a scenic bushwalk, shopping centres and the freeway. It makes for easy living.”
Ms Burrows said the price of the block was outstanding.
“Along the entirety of Baldivis Road, it is very difficult to beat 545 for value,” she said.
“We saved over $15,000 on our block, with neighbouring competitors selling the exact same size for far more. Front yard landscaping including reticulation was another great add-on by the developers.”
It has been four weeks since the couple moved into their new home, and they have not looked back.
“We’ve settled right in and even gotten ourselves a dog,” Mr Fowler said.
“With the location being so central, friends and family drop by with just a short drive at any time. Everything you need is within a five-minute drive. You aren’t left begging for more services when you decide on 545.”
